MORTGAGE BROKERS: TO LICENSE OR NOT TO LICENSE, THAT IS THE QUESTION

It looks like the bill to license loan officers has hit another snag..like any politician could find a reason NOT to license mortgage officers. Like the bible says, "everything lawful isn't always beneficial" Most of the reason we are in the crisis today is that these guys wrote these crazy sub-prime loans that were designed for short term/fix and flip investor loans. Most of these were loans were given to young first time buyers who were not really financially able to perform on a loan anyway. I remember during the spike a young couple approached me with an LSR that qualified them for a loan for 225k the loan at 1st position, 80% loan was at 9% and the 20% loan was 11% The young man worked at McDonald's as an assistant mgr. and the young lady worked at sonic as a car hop. (less than 1yr) I suggested they re-think the matter, and that was the last I heard from them.
Now this young man was a big boy, and I'm sure he should have been responsible to dig into the matter and weigh his assets over his debits, but I also know how scandalous some people are in this industry. It is easy to circle in red an $800.00 a month payment and gloss over the $2600 payment or bury it in a stack full of paperwork, or disguise it with 3 dollar words and percentage points.
What is sad is that people who do qualify for 100% no or low doc loans today, cant get get those loans because the prime and sub-prime markets are just too gun shy. (Reminds me of a bird dog I accidentally peppered when I was a kid. She flushed a bunch of quail and some of the shot sprayed her in the hind end. She never got out of the truck after that) My point is licensing mortgage officers is a great idea, also holding them to a code of ethics would be a great idea as well. Hopefully the politicians will act appropriately on this matter.
There are good and bad people in all aspects of this industry but subscribing to a code of ethics and being licensed should be a requirement. It wont alleviate all the scandalous dogs, but when people are held accountable and there are consequences for negative behaviours, it will no doubt help put a dent in bad practice.

LOCAL SALES REPORT:

In Sun City last month properties sold, (down 6). The avg. s.f. was 2104 3/2 and listed for 256k and sold for 248k (loss of about 6k) and stayed on the market an avg of 113 days.

There are currently 221 active properties listed in Sun City. (down about 3 since last month)

(These states were based on single family homes only with a min of 2 bedrooms and 2 baths) condos and mobiles were excluded)

Location Characteristics: Sun City is broken down in 4 dfferent phases. 5 if you count Sun City Grand, but it is located in Surprise. The first 3 phases originated in 1960 and the current population is around 45k. Sun City is a great place to live for retired adults. People from all walks of life can find the right place to live since the price ranges are so wide. From the 1 br. condos to the large 3500 S.F. single family homes, all are beautiful and deisned with good taste. I live close by there and love to take walks on the beautiful golf courses, and beautiful lakes. There are scores of activity centers and recreation halls. The transfer fees are kinda spendy. They arrange from $1500 to $2200. The H.O.A.'s are scattered out throughout the community, and different rules apply. I always obtain a copy the cc&r's from each community, for my clients consideration since some by-law's can be very restrictive. But all in all Sun City is beautiful, well maintained, and I hope I can retire there. Dell Webb really knew what he was doing when he developed this community.
