MORTGAGE BROKERS: TO LICENSE OR NOT TO LICENSE, THAT IS THE QUESTION

It looks like the bill to license loan officers has hit another snag..like any politician could find a reason NOT to license mortgage officers. Like the bible says, "everything lawful isn't always beneficial" Most of the reason we are in the crisis today is that these guys wrote these crazy sub-prime loans that were designed for short term/fix and flip investor loans. Most of these were loans were given to young first time buyers who were not really financially able to perform on a loan anyway. I remember during the spike a young couple approached me with an LSR that qualified them for a loan for 225k the loan at 1st position, 80% loan was at 9% and the 20% loan was 11% The young man worked at McDonald's as an assistant mgr. and the young lady worked at sonic as a car hop. (less than 1yr) I suggested they re-think the matter, and that was the last I heard from them.
Now this young man was a big boy, and I'm sure he should have been responsible to dig into the matter and weigh his assets over his debits, but I also know how scandalous some people are in this industry. It is easy to circle in red an $800.00 a month payment and gloss over the $2600 payment or bury it in a stack full of paperwork, or disguise it with 3 dollar words and percentage points.
What is sad is that people who do qualify for 100% no or low doc loans today, cant get get those loans because the prime and sub-prime markets are just too gun shy. (Reminds me of a bird dog I accidentally peppered when I was a kid. She flushed a bunch of quail and some of the shot sprayed her in the hind end. She never got out of the truck after that) My point is licensing mortgage officers is a great idea, also holding them to a code of ethics would be a great idea as well. Hopefully the politicians will act appropriately on this matter.
There are good and bad people in all aspects of this industry but subscribing to a code of ethics and being licensed should be a requirement. It wont alleviate all the scandalous dogs, but when people are held accountable and there are consequences for negative behaviours, it will no doubt help put a dent in bad practice.

LOCAL SALES REPORT:

The Surprise market is showing a HUGE increase in lender owned and forclosure properties since Jan. experts expect these figures to rise within the next 2 year when the 5/1 loans fully amortize. New Home sales seem to be gradually getting better, but slowed a bit this month

Last month 238 Single family homes sold in Surprise (down 10)
Avg. s.f. was 2019 listing at 287k and sell for 279k (slight increase of about 3k) with 121 days on the market.

There are currently 2188 active single family listings available in Surprise (up about 204 over last month )

253 homes show pending (up by 50) decent activity for this market.


Location Characteristics: Surprise is probably the fastest growing city in the valley. The slow market has not deterered new home developers from continuing to buy up what land they can. The builders are offering the best incentives I have ever seen. Surprise was incorproated in 1960 but 85% of the homes built were done so after 1995 Surprise has estimated to rival Phoeninx in population within the next 10 years. Surprise, boasts a new aquatic center, state of the art library, and the ever popular Surprise stadium that hostd the Texas Rangers and KC Royals. I have lived here since 2002 and love it.
