Home prices were overpriced for years and now are dropping so it has become a buyers market. Inventory has gone down a bit. There were about 250 houses on and condos on the market (November 2007), and now there is only 197 on the market (Mar 2008). However, there is still substantial competition for sellers to sell their property except for some unique categories like horse property and ocean view/ocean front. SLO County is expected to see 40% appreciation, according to Business 2.0, and is ranked 6th in the top 10 places to by real estate in the United States. The median selling price for a house in December of 2007 was reported to be $595K; down 4% from 2006.

The Central Coast is the last affordable place to buy coastal property in California. So...it's a great investment.



Location Characteristics: This town is quaint and has two types of weather. Inland the weather is warm in the winter and hot in the summer. Along the coast, the weather is temperate with the winters being fairly mild -- rainy in January and February, but warm the rest of the time. The Spring is foggy, but the rest of the year is quite warm -- 70s and 80s. Cal Poly is just 15 minutes away, so there are a lot of youth nearby, but there is also a large retired population. It is close to the beaches and the dunes, so there are ample ocean view properties, but you can also get homes with quite a bit of land. It's a fabulous place to relocate to, have a second home, or retire!
