The Carlsbad/La Costa market 3000sqft homes for high $500"s now and really picked up with recent buyer activity. The markets have finally adjusted down in close to 2003 prices and seem to be stabilizing in price ranges under $500,000 which are seeing multiple offers coming in. Actually driving the prices up over the original asking prices, in some pockets of areas. (This tends to be on Bankowned and Short Sale properties.)
The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients in many transactions. $1million and up price ranges still softening. Probably due to the stricter mortgage guidelines especially on Jumbo Loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices overall. What use to be $1.5 million now $1.1million as an example.

Location Characteristics: Carlsbad is a city of four neighborhoods. To the north West, on the Pacific is "old Carlsbad and expanded to the East by new subdivisions. Downtown Carlsbad has Restaurants, Shops, Sidewalk Dining,Cafes, a few night clubs. A State Park runs along much of the shoreline in South Carlsbad, with acess to some of Southern Californias best beaches. Carlsbad also has Buena Vista Lagoon to the North side of Downtown and Agua Hedionda Lagoon to the South.
