The Carlsbad/La Costa market is showing signs of picking up with buyer activity Now in 2009, the markets have finally adjusted down in prices close to 2004. Price ranges under $400,000 are seeing multiple offers coming in, actually driving the pricing as much as $20,000 over the original asking prices, in some areas. This tends to be on Bankowned and Short Sale properties. The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients(an average of $30,000 to $50,000 off price). The high end market of $900,000 and up price ranges, are still softening a bit. Probably due to the stricter mortgage guidelines especially on Jumbo loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices overall. Location Characteristics: Carlsbad is a city of four neighborhoods. To the north West, on the Pacific is "old Carlsbad and expanded to the East by new subdivisions. Downtown Carlsbad has Restaurants, Shops, Sidewalk Dining,Cafes, a few night clubs. A State Park runs along much of the shoreline in South Carlsbad, with acess to some of Southern Californias best beaches. Carlsbad also has Buena Vista Lagoon to the North side of Downtown and Agua Hedionda Lagoon to the South. Many of the homes have ocean views and in the middle of Carlsbad, is the airport, on Palomar Airport road where you can also view the "Flower Fields' in early Spring. Carlsbad is a golfers delight with great courses like, Aviara Four Seasons Resort and La Costa County Club with Golf and Tennis. Let's not forget LegoLand and when the kids are back to school, Carlsbad has some of the best schools and highest academic rankings in the state. Carlsbad has a mall to the north off the (78) Freeway and El Camino Real. Price for Detached Homes start around $600,000 and Condos about the low $300's. Custom Homes are also available as well as estate, oceanfront,or golfcourse luxury homes.
Carlsbad also offer rail service with the Amtrak station nearby and is a 30-35 minute drive to Downtown San Diego.
