The 2009 average price of a single family home in Carmel Valley through September was $961,566, some $178,000 lower than the 2008 average, according to MLS statistics. Homes are spending an average of 64 days on the market and selling for 95% of their list price. Approximate Location Boundaries: Carmel Valley, a neighborhood in the City of San Diego, is located east of Del Mar, causing some to also refer to at least parts of this area as Del Mar Heights. To the south of the community is Sorrento Valley, to the east is the new development of Santaluz, and the north lies Rancho Santa Fe.

Location Characteristics: In recent years Carmel Valley has grown tremendously with new homes, condos, and office parks sprouting up in this wide valley.Carmel Valley has grown to encompass the entire zip code 92130. With Interstate 5 nearby, Carmel Valley is 18 miles from downtown San Diego. The new Route 56, known as Ted Williams Parkway, makes the business centers and research parks in Rancho Bernardo and Sorrento Valley easily accessible. Students attend Torrey Pines High School, named one of the top 100 high schools in the country, and the new Canyon Crest High School. In addition, Carmel Valley is close to the beautiful Del Mar beaches as well as La Jolla, with fabulous shopping, art galleries, more beaches, restaurants, and home to the University of San Diego.
