This combination has left it very much effected by the downturn. Many of the areas homes have felt the brunt of the economy with some seeing a 50% reduction in values. I think this will continue, although at the low end homes are selling fast with multiple offers.

Location Characteristics: This is a large town with the center of town being much older and the surrounding area being much newer. The East area has lots of shopping and is close to the freeway for commuting. It also is an area that a lot of people can afford. This has attracted people to the area and will continue to do so.
