Los Feliz was home to many early movie studios, and it is currently the home to Prospect Studies (formerly known as ABC Television Center. This very popular residential and commercial area is in the vicinity of Hollywood). The neighborhood has historically been home to movie stars, musicians, and the Hollywood elite. It boasts some of the best known residential architecture in the city. The area encompasses many traditional Spanish style homes. It is also home to Griffith Park - the Observatory & Laserium, the Los Angeles Zoo, the Greek Theater, and there is even a Costco The nearby. Spanish style homes line the peaceful streets around Atwater which is within walking distance from elementary schools and the many thriving shops and restaurants nearby. It is home to numerous restaurants and bars. They are mostly located on Hillhurst between Los Feliz Blvd. & Prospect Ave., and on Vermont between Franklin Ave. & Hollywood Blvd.

The present mortgage rates (US averages) as of July 14 2009 per Realty Times is: 30 year fixed: 5.32%; 15 year fixed: 4.69%; 1 year adjustable 4.82%(U.S. Weekly Averages based on 30-year amortization rate. These days banks are looking for Buyers with great credit scores (FICA score of at least 720) to get a good deal, and with a 20% downpayment if their income warrants it. It is advisable to keep credit card balances below 35% of their credit line for getting a top FICA score.

Approximate Location Boundaries: Los Feliz lies north of East Hollywood and just south of the Santa Monica Mountains, adjacent to the neighborhoods of Hollywood, Atwater and Silver Lake. It is home to the southern face of Griffith Park, which includes the Griffith Observatory and the Greek Theatre.

Location Characteristics: Originally, the 6,647 acre Rancho Los Feliz, one of the first land grants in California became one of the largest city owned parks in the country. Other sections of the rancho were developed and became the communities of Los Feliz and Silver Lake.

As for recreation, there is much to be had in Los Feliz, which is bordered by Griffith Park and the village of Los Feliz. It is home to the Los Angeles Zoo, along with a merry-go-round, two 18 hole golf courses, a driving range, baseball field, several tennis courts, athletic fields, hiking and equestrian trails in the mountains away from the residential district. At Traveltown there is a miniature railroad operated by the Los Angeles Live Steamers and a collection of railroad locomotives, passenger cars and street cars. At the Greek Theatre, which was built to resemble a Greek amphitheatre visitors can attend concerts under the stars. The newly renovated Griffith Observatory and planetarium is right up the hill from Los Feliz.

The Hollywood Hills area nearby is considered home to the elite and wealthy residents of Los Angeles. Most mansions and private estates (dating back to the 1920s) are located among the hills overlooking Griffith Park, between Hollywood Hills and the heart of Los Feliz.
