Market Conditions for Mission Viejo, California

There were 33 single family homes and 53 condo, new listings for sale in the City of Mission Viejo, California under $950,000 during the month of January 2012.

As for single family residences there were 51 that closed escrow during that period with an average listing price of $517,736 that closed escrow for $505,400. That's a 3% decrease from the reduced listing price and a 6% decrease from the original listing price. The average home size was 2187 square feet which calculates to $239 per square foot. The average percentage price change from month's end of December 2011 through the month's end of January 2012 was up 3.5% with somewhat larger square footage.

As for condos, there were 28 that closed escrow with an average listing price of $255,108 and closed for $249,305. That's a 2% decrease from the reduced listing price and a 5% decrease from the original listing price. The average home size was 1240 square feet which calculates to $199 per square foot, sales price. The average percentage price change from month's end of December 2011 through the month's end of January 2012 was up 4.6% with somewhat larger square footage.

In the month of January there were 1427 single family residence and condo closed sales in Orange County, Ca. of which 54% had special conditions such as short sales, bank owned (REO), auctions, etc. and are considered financially distressed sales. The number of financially distressed homes sold in January is down 23% as those sold in December. This is most likely due to the low activity in January compared to the year end closings in December. It still bears mentioning that with the volume of the shadow inventory looming in the background and the robo signing pending settlement with the government, we can expect that financially distressed homes will be with us for many more years.
