October 14th, 2009- The Orange County market is seeing increased sales across almost all zip codes and bank owned properties are now getting multiple offers in many cases (when priced properly). We are starting to see investors come back into the marketplace as positive cash flow properties are beginning to show up for the first time in nearly 10 years. Buyer activity has started to pick up (at least for me) and may be a sign of stability going forward. We are now getting to that sweet spot for buyers where prices have dropped off significantly, interest rates are nearing 30+ year lows, and sellers (especially bank owned properties) are much more anxious to sell their property and are more willing to negotiate on pricing than ever before. Resale SFR home prices -ZERO Change!
Condominium prices - 6.3% decrease
All Home Sales - 2.8% decrease year-over-year.

Available properties - increasing due to more properties coming on the market and sales much slower than recent years due to the lack of available financing in the mortgage market.
