The Orange County market is showing signs of picking up with buyer activity. Now in 2009, the markets have finally adjusted down in prices close to 2004. Price ranges under $500,000 are seeing multiple offers coming in, actually driving the pricing as much as $20,000 over the original asking prices, in some areas. This tends to be on Bankowned and Short Sale properties. The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients (an average of $30,000 to $50,000 off price). The high end market of $900,000 and up price ranges, are still softening a bit. Probably due to the stricter mortgage guidelines especially on Jumbo loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices. Approximate Location Boundaries: Orange County is South of LA County bewteen Long Beach and San Diego County

Location Characteristics: Orange County is located on the Pacific between San Diego and Los Angeles Counties. Orange County is famous for it's fabulous beaches, coastal communities, weather and most famously, Disneyland. Another notariety of Orange County was on the television show "The OC " depicted in the Newport Beach areas of Orange County. Also The Real Housewives of Orange County and the show Laguna Beach. Orange County has many great restaurants, shopping at the well known South Coast Plaza and Fashion Island in Newport Beach. Orange County is also home to John Wayne Airport and the many Toll Roads that make accessing the airport very user friendly for most Orange Countians. Orange County is also home to several universities and many high tech businesses. tourists spend about $8billion anually in Orange County and many people come to visit - and then stay, it has so much to offer for everyone. Even with bankowned homes priced more realistically in todays market, it still starts about $670,000 to get into a detached single family home with at least 1800 sqft. semi close to the beach areas of Coastal Orange County. Figure those homes would have been in the high $700's last year at this time. There are also many condos and townhomes not too far from the water starting in the low $400's. Maybe even high $300's depending on your square footage needs, but everything is negotiable.
