Market Conditions for Pismo Beach, California

Things are changing in all of the communities in San Luis Obispo county. We are seeing multiple offers on the homes that are well-priced, or in some cases, underpriced. And this isn't just for homes under $400K like in some communities...we are even seeing multiple offers on well-priced homes about $700K. PB didn't have as many foreclosures as some communities. Prices are stabilizing and we definitely aren't seeing the price drops that we did a year ago (or even 6 mos ago).


Location Characteristics: This is a cute coastal community with a population of about 8,000 during most of the year, with it increasing by about 4 times during the tourist season. There are a few different communities that make up PB. The Heights is a neighborhood on a steep hill with older houses at the bottom, and newer houses at the top. Of course, as some of the older homes get torn down and replaced, we are seeing new homes towards the bottom of the hill as well. Then there is Shell Beach, an annexed community in PB. Old Shell Beach mostly has smaller beach cottages on small lots. There are some larger, multi-story homes that have replaced the older beach bungalows, but these are still on small lots. New Shell Beach is on the east side of the freeway and consists of several neighborhoods with newer homes. South of the Heights are planned communities, some with newer homes and some with oldish homes.
