Now in 2009, the markets have finally adjusted down in prices close to 2004. Price ranges under $400,000 are seeing multiple offers coming in, actually driving the pricing as much as $20,000 over the original asking prices, in some areas. This tends to be on Bankowned and Short Sale properties. The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients (an average of $30,000 to $50,000 off price). The high end market of $900,000 and up price ranges, are still softening a bit. Probably due to the stricter mortgage guidelines especially on Jumbo loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices. Approximate Location Boundaries: South Orange County North of San Diego County Line and just South of Dana Point and Laguna Beach

Location Characteristics: Coastal Orange and San Diego Counties have shown the largest increase in inventory in many years and San Clemente with the starting price of a detached home -3 bedroom/2 bath and about 1300 sqft. or larger starts around the $620,000 price. Median price around $750K even at todays adjusted down prices.
Oceanside in N. San Diego County is an exception with home prices in this criteria starting around $310,000.
Condos, Townhomes and condos are starting around $350,000 for something with decent Sqft. and most property is sitting on the market an average of 90 days, especially the high end markets.
San Clemente is comprised of Central area, near the peir and downtown shops and cafe's. Talega to the North East which loses the feel of the beach, since it is about 5-6 miles inland(Also has Mello-Roos tax) but all new construction. North San Clemente runs over to the border of Dana Point and Capistrano Beach, off Camino De Estrella freeway exit, which includes the Forester Ranch area of San Clemente which mostly does not have Mello-Roos. There is also the "Reserve" which has Mello-Roos and are ocean view larger size tract homes mostly two story. Not walking distance to the beach though. The original areas of San Clemente to the South, South West San Clemente is pristine. Custom homes of all ages and sizes, with all reseidential zoning, no condos or duplexes commingled as it is North of the SC Pier. Wlak to the beach locations. I personally love SW San Clemente and the beaches are gorgeous with "Lasuens" and "Riviera Beach" . Than we have South East San Clemente which includes the areas around San Clemente Golf Course(Love the restaurant there) and sweeping Ocean Views from many locations and all ages of construction 1920's to 2009 can be found. San Clemente has some great buy-ins right now !
