Oceanside being the most reasonable with prices for condos starting in the high $100,000's to $2.5 million and houses starting in the $300,000's and going to $4.6 million. Oceanside also has the greatest number of senior housing units.
Carlsbad is well-known for its beaches and school districts. Condos start at $200,000 and go to $1.8 million. Detached houses start in the high $400,000's and go to $2.5 million.
Encinitas is also well-known for its beaches and school districts. Here and La Jolla of the most popular areas for surfing. Prices for condos start at $250,000 and go to $2.8 million. Houses start at $550,000 and go to $8.5 million.
Cardiff by the Sea also has great beaches, great surfing and great schools. It's the smallest of the beach communities and uses many of Encinitas's city services. Condos start at $330,000 and go up to $1.9 million. Houses start at $560,000 and go to $2.5 million.
Solana Beach is another small beach community which has a great design district, along with great schools. Condo prices start at $325,000 and go to $2 million. Houses start at $875,000 and go to $4 million.
Del Mar is well-known for its racetrack, County Fairgrounds and its small but upscale downtown area. Del Mar has a great school district, with a high school being one of the highest ranked in the state Condos start at $260,000 and go up to $2.2 million. Houses start at $750,000 and go up to $50 million (yes, $50 million, and it is currently in escrow).
La Jolla is well-known worldwide for its surfing and beaches along with the Scripps Institute of Oceanography. The downtown area houses in major financial district along with a very upscale shopping area. Prices for condos start in the $250,000 range and go to $5.7 million. Houses start at $700,000 and go to $19 million.
Please do not expect to find the low end of these price ranges close to the beach.
