The following are the AUGUST 2009 statistics for both Detached and Attached homes.

Home Prices RISE again in AUGUST!

Last month marked the 5th straight month of rising prices! Inventory levels are at incredibly LOW levels. At $700K or less there are only 3-4 months supply. At $500K or less the levels are less than 2-3 months.
A normal market has 5-6 months.

SAN DIEGO COUNTY ACTIVITY
The Countywide median price of homes sold INCREASED AGAIN from $372,000 in July to $375,000 in August.

DETACHED HOMES
North San Diego County SFD median prices INCREASED 5.68 percent,
from July 2009 to August 2009, from $440,000 to $465,000.

Detached home prices OUTSIDE North County wasUNCHANGED from July 2009
at $335,000.

ATTACHED HOMES

North San Diego County monthly median SFA home prices during August 2009 INCREASED
by 12.34%, from $235,000 a month earlier to $264,000.

Non-North County attached home prices INCREASED 1.07% in August 2009; from $203,000 to $206,000.

Median days-on-market for single-family detached homes in North County INCREASED from 34 days in August 2009 to 39 days.
