The following are the February 2008 statistics for both Detached and Attached homes.
1. The median price for all North County home sales - attached and detached - declined 6.25% in February from January, decreasing $30,000 from $480,000 to $450,000. a. Detached homes in North County decreased 8.44%, from January to February, from $562,500 to $515,000. i. Detached home prices OUTSIDE North County decreased 2.87%, from December to January, from $423,500 to $411,500. ii. February median single -family detached homes in North San Diego County fell 16.26%, from $615,000 in February 2007. The median price OUTSIDE North County for single -family homes fell 23.08% from the $535,000 a year ago last month. iii. The Countywide, the median price of homes sold decreased 7.37%, from $475,000 in January 2008 to $440,000 in February, down 12.12% from the February 2007 number. b. Attached home prices in North County decreased during February by 4.91%, from $326,000 a month earlier to $310,000. i. Non-North County attached home prices fell 1.7% in February; from $295,000 to $290,000. ii. Non-North County attached homes decreased 20.55% from $365,000 a year ago last month. c. Median days-on-market for single -family detached homes in North County declined from 68 to 64 days between January and February. The number of North County single-family homes sold increased 21.37% last month, from 365 to 443. There was a year-to-year decline of 11.58% from the 501 homes sold in February 2007.
