San Rafael has what appears to be the healthiest market in the county right now. Exactly 35% of the homes there are in escrow, leaving a very nice and healthy neutral market. There are currently 154 homes to choose from with another 84 under contract if you want to do the math yourself. The average Days on Market (DOM) is at 113 with the average price being $785,000, one of the lowest. Multiple offers were scarce in the last 30 days, but the homes are selling and people are moving: up, down or out of the area. Now that the new freeway lanes are open, the well-publicized commute time saved of 20 minutes one way has helped San Rafael home values improve, right along with Novato, with no end in sight. ZIP Codes: 94901, 94903 Approximate Location Boundaries: San Rafael is our largest city, with around 50,000 residents. It also has the largest downtown area and is the seat of county government. It is the next northernmost town, just south of Novato.
Location Characteristics: San Rafael has some of the best weather in the county, being far enough off the Bay to stay warm for a good part of the year. I lived here for many years and know it well. It has a revitalized downtown, great schools and is still close enough to SF to commute.
