Real estate has picked up a bit for September and seems to be doing good still. Colorado Springs is one of the better areas in the country right now. Our prices are edging up a little. There are a lot of resale homes on the market. The nice ones still sell; but the average home is taking quite a while to sell. The military are starting to move in now from Ft. Hood. Some came in April and again in August. We do still have a good buyers market. I have seen at least about a $20,000+/- drop in a lot of the prices. Now is a good time to find some good deals...

Average home prices begin around $190,000; but one can still find some around $130,000 and up. There are still quite a lot of short sales and foreclosures; but many are selling.

Our population is nearing 361,000. The weather is great and the country is so beautiful. The city has a backdrop of Pikes Peak and Garden of the Gods, and is minutes from the mountains. There is something to do here for everyone to include: hunting, fishing, skiing, snow boarding, climbing, resorts, historical places, shopping, etc. etc.

The military provides a lot of stability to this area. There are several bases surrounding the city which provide a strong defense, civil service, space-related jobs, and adds a lot to our economic activities. Colo. Springs is surrounded by faith-based organizations and hi-tech industries.

Location Characteristics: Colorado Springs is a wonderful place to live. It is a growing city; but still has the feel of a smaller city. The roadways aren't jammed and it is still relatively easy to get from one end of the city to the other within 20-30 minutes. There is a back-drop of the mountains that supplies beauty to everyone. Many pay more for a home just to have the view out their window. There is something for everybody to do, including skiing, walking, mtn climbing, and beautiful tourist areas. We are surrounded by military, of whom we are very proud!
