With all of the new properties being built in and around Eagle the Seller's have been able to dictate the pricing. Generally with new construction the price is the price for the property. However that has changed. You are now able to get upgrades as part of the package and you may be able to negotiate a better price for the property. Currently there are 57 condos/townhomes available. Prices range is from $249,000 to $379,000 for 1 to 4 bedroom units. There are 125 homes for sale,120 single family and 5 duplexes, prices start at $199,900 to $539,000 for duplexes and prices start at $375,000 for single family homes. There were 5 condo sales in through the 3rd quarter of 2009. Prices range between $247-$375/square foot. There were 7 townhome sales with a price of $140-$310/square foot. There were 31 single family home sales through the 3rd quarter of 2009. Prices range from $90-$464/square foot. There has been one duplex sale so far in 2009. Price per square foot was $170.
Location Characteristics: Eagle is the county seat for Eagle County. Historically Eagle was a quiet ranching town. Over the past several years that has changed. It has now become a fast growing community with numerous developments springing up throughout the area. Eagle is 30 minutes form Vail. It has a wonderful climate, with earlier springs, longer summers and later falls. With all the new activities and amenites being built Eagle's synergy is growing by leaps and bounds.
