The town of Berlin has engaged in an extensive development plan to attract businesses and benefit residents along the east-west corridor from Cromwell to New Britain (Rt 372 - Mill St. and Farmington Ave.). Improved vehicular and pedestrian linkage, roadway screening and neighborhood connectivity have made a dramatic impact on this traditionally rural landscape. Add to this the extensive improvements to the railroad bridge that crosses Farmington Ave. at the Berlin Amtrak Berlin Station at the Central Core of town and this town has new appeal to both businesses and homeowners.
Compared to a year ago, all three indicators .....the average DOM (days on market) prior to sale, the number of home sales per month, and prices have dipped slightly. More lower priced houses have closed since June and High-end homes in excess of $400,000 have recorded about a 8-10% loss in market value.
Great time to upgrade from your starter home and into a larger property......starter homes are holding value.
