There are penthouse condos available in Jaco in the $200-300K range. Many large developments right on the beach are being completed, and offer great incentives to buy this year.
One of the silver linings in these economic times is the decrease in cost of construction. The price of construction materials such as steel and concrete has dropped, and with fewer projects under construction, builders have a larger pool of workers to draw from.
Those looking to build their dream retirement home can take advantage of the reduced construction costs, with U.S. style construction and finishes between $70-120 a square foot.
As of the fall 2009, our brokers in the Costa Rica report the following for the Jaco area south to Dominical
"The big news is that the long-awaited paved road between Quepos and Dominical is almost completed. Most of the bridges are done and there is a hard surface on many parts of the road now."
We have some "bargain sale" prices on smaller ocean view lots and more sales (and interest) with larger farms and reforestation projects."
"No--ocean-view properties are selling for 30% less than this time last year. "
Properties such as golf course lots or quality properties near good medical facilities are continuing to sell, as the aging baby boomer population continues to seek a quality lifestyle outside of the US.
There are many luxury condo projects happening along the beach with motivated developer-sellers, some who offer their own financing. Other international lenders are starting to emerge for those who want to make monthly payments rather than pay all cash.

Approximate Location Boundaries: Coastal towns from Dominical up through Jaco and over to Nicoya Peninsula
Location Characteristics: This is a very high-demand region due to the ocean views combined with easy ocean access.
This region comprises a narrow coastal plain hemmed hard up to the ocean by steep forest-clad mountains. The shore is fringed by long, lonesome gray-sand beaches washed by killer waves world-famous in surfing lore.
The coastal road from San Jose is paved all the way down to Quepos, and one can go its entire length in about three hours drive. Quepos to Dominical has a rough dirt road that takes about an hour and a half to go approx. 30 miles, but then hits great pavement again all the way down to Palmar Norte.
Surfing, sportfishing, snorkelying and rafting are just a few activities this area is known for.
