We are in a buyer's market. The average time property is on the market has increased and prices have come down.

Is this a good time to buy real estate? We answer with a resounding, "YES!". Historically, the market has climbed, then cooled, then climbed some more. It's been rare for values to decline significantly. By buying property now, you're positioned to take advantage of the next climb in values that we're destined to see. We wish we had a nickel for every time we heard a buyer say, "I wish I had bought last year when I was looking." Real estate, especially Florida waterfront property, represents as fine an investment as there is to be found anywhere. Leveraging the investment by making a nominal down payment and getting a mortgage increases the Return On Investment from any given rate of increase in value. Belleair Beach is on a quiet 2 lane stretch of Gulf Blvd & is completely residential except for a Gulf front motel.
Condos are on the Gulf side of the island. Houses are on the Intracoastal side. Waterfront houses typically have boat docks. This town was built up in the 70's and is a fine beach community. While the lifestyle is grand, crime is almost nonexistent.
