This looks to be the year in South West Florida to either go fishing for a property and land a great buy or pack your fishing rod and reel and head for the hills.Over the past few months we have watched the total active listings for our area steadily decline. Lee County sales counts MTD/YTD '09 are up over 100% over April 2008 - though prices have fallen like a rock over the past 12 months. Inventory of SF/CND has fallen almost 1,000 in less than 60 days. Affordability is its own driving force - the better it gets, the better it gets. Houses are moving fast, often going under contract within days of being listed and when they close they either sell at the asking price, close to it and in a lot of cases over it. We have a tremendous amount of cash buyers in our market. Anyone wishing to purchase, rates are the lowest I have ever seen them. With prices and rates low it affords an opportunity not to be missed. Many people are surprised at the values they see here, we are seeing homes being sold today for less than they where 10 years ago.Our area has suffered due to excess speculation that has swung the pendulum from being over priced to now being under priced for the area. Homes sell for half what the replacement cost and sometimes more. It will not say that way forever and I see things very differently 3 to 5 years from where they are today. You can get a much better buy here in FL than in any part of Europe it's easy to get here and it's stable compared to other newly developing countries after all this is United States. In the last few days the exchange rate is swinging closer to the $1.50 range against the pound which is a 10% increase from where it was a few weeks ago. You can always leave your money in the UK banks and watch it get no return at all not even keeping up with inflation. Why not buy a place in the Sun. The one thing this area will always have is plenty of sun and sand and great weather in the winter. Cape Coral Inventory has gone from over 5000 active single family home listing this time last year to just over 2700 as of today April 27th.Last month is was 10% higher.
