OUR LOCAL REAL ESTATE MARKET IS HOT!..HOT!..HOT!..Why do I say that within the last few months Pending listings have been up approx 50% over the same period last year..Many international buyers are showing much interest in this area due to the weakend dollar and low prices...Many of these have cash in hand..Bank owned homes known as REO's offer some of the best buys on the market and a majority of these at the 100k level get multiple offers and sell for over asking price.When a buyer get's one of these homes and insures replacement costs are as much as 50% higher than the purchase price..Look around your area and see if you can find a newly built 3/2/2 for under 100k...Prices are down as much as 50% and sometimes more within the last 2 years.NOW IS THE TIME TO THINK ABOUT BUYING IN OUR AREA.

If you are a 1st time home buyer you have a lot of property to choose from and it's possible to find a nice 3/2/2 on city water and sewer for under 120k..You can in fact even find new homes here for under 100k..So if you are an investor it's now possible to find a home with 20% or 30% down that with a tenant in it will actually break even and might even cash flow again something not seen in a long time here..….The International Airport continues to set new records for passengers which is always a good sign….The fundamentals for our area are no different now than they where in 2005......
The only thing that's changed are our prices which now represent a much better value than they did a few years ago. So if you are selling up North and getting less money than you would have done a few years ago because of the real estate market the same also applies here. With prices being lower also results in lower taxes on the property as well. So call or email me to help you with your buying or selling needs.
