Housing inventory remained stable over the past few months however prices are inching up. Home values however are still well below replacement cost so the time to buy is now before prices go up any more!

September sales dipped just slightly from the sales for August and inventory remained the same. Here are the stats:

- SINGLE FAMILY HOMES sales increased again over September 08 by 18%.

- There were 450 SALES in September 2008 and 532 in September 2009.

- Inventory has remained stable with 4110 HOMES ON THE MARKET
However 1991 of these or 48% are under contract. This translates to only a 4 month supply. The lowest it has been for years! Buy now or you may be paying 5 to 10% more in the upcoming months.

BANK FORECLOSURES are still leading all sales with 43% of total sales *Foreclosures make up only 16% of the active listings.
*Foreclosures dominate what people are buying as banks unload these houses! *Banks price some homes well below market which creates price wars.

Short sale homes make up almost half the active market. Sales in this area on the increase as buyers are tired of competing with the multiple contracts on foreclosures. Short sales are now making up 25% of the total sold's. My short sale processors are seeing a faster turn around with the banks so this is good news for both buyers and sellers!
