No matter what you see in the news, prices are down and SALES ARE UP 61% compared to this time last year! October is starting off once again with seeing a slight drop in listings in single family homes to 5604 with 12.3% or 709 under contract which includes short sales under contract and approved by the bank. Bank foreclosures are still leading the sales as the best buys available however short sales continue to gain pace with 17% of all sales being bank short sales. The best priced houses are still getting several offers on them for the bank to consider and for the most part are selling at or over the asking price. All indications are showing increased sales with many taking advantage of these great bargains and many are wise investors who are paying cash. With the decrease in home owners insurance, along with the new decrease in taxes makes buying a home or investment property more affordable then ever!!

The available short sale homes have remained basically the same making up almost half the market at 49%! These are houses where the banks are actually willing to lower their payoff figures to make them more attractive to buyers. I am seeing banks responding quicker to accept short sales because they now represent 17% of pending sales and also 17% of all solds. One of my agents is closing 4 short sales this week and has another 10 pending with a cash investor!

The MLS now has a mandatory field to track foreclosures. With the information available now, foreclosures make up 44% of all pendings and 28% of all sales. These figures as still a little off and should reflect better next month.

Lot prices have stabilized. Currently there are 114 buildable lots priced under $14,000 and 32 are under contract. There are 472 lots priced below $20,000 and 66 are under contract. Lots are remaining stable at these prices and investors are buying. Call or e-mail me so I can find you some affordable investment property!
