The market conditions for the Captiva area has changed to reflect that it is now officially " A Buyers Market" in the Single Family and Condominiums arena. During the year there has been a great deal of New available properties and a down turn in investors purchases. The investment purchases have dwindled and the prospect of buying a home to resell quickly is over. The area is still in demand but the average sell time has grown from several months to a year or so on the market. Sales are occurring if the property has been priced right and the seller is negotiable and willing to entertain offers. Sellers are in no way giving away their properties, Just not seeking the inflated asking prices that were enjoyed the past few years which were based on the limited supply of ready to occupy homes . The market is flat due to many buyers sitting on the sidelines and waiting to see the outcome of this year storm season, tax & insurance reform. The poor press from two active years of hurricanes have made buyers much more cautious.
