For the month of January, Celebration had 21 sales, up substantially from the 17 sales in December. Of these sales, only 19% were distressed sales, either bank-owned or short sales. 62% of all closings last month were cash transactions which continues to be very high. The highest priced property sold was $620,000, the lowest price property sold was $110,000 and the median price for the month was $199,900. The ability for buyers to obtain financing continues to be challenging due to stricter underwriting guidelines by the banks. The average 30-year fixed rate mortgage stood below 4%, historically low! However, properties continue to sell quickly if priced for today's market. The number of listings has decreased to 109 and pending sales have remained stable at 79.
