There are brand new homes available, re-sales as well as plenty of vacant lots. There are currently over 300 vacant lots for sale in Citrus Springs, starting in price at $5,000 There is a wide range of size of homes in Citrus Springs. The lots here tend to be .25 to 1 acre.

Location Characteristics: There are currently 158 homes for sale in Citrus Springs. They range in price from $30,000 to $849,900. Citrus Springs has communities that are established as well as communities that are just starting to grow. This area is an easy drive to Ocala.

There are over 900 lots in Citrus Springs that are less than 1 acre that have a list price of between $10,000 and $150,000.

Citrus Springs is a planned community of around 32,000 home sites. Currently only about 10% of those sites have homes on them. There are several other planned communities in Citrus County that are much further along in having developed homes in them. From an investor's standpoint, that makes Citrus Springs a better investment option than buying land in established communities. About 5 Years ago you could buy a standard lot there for under $5,000. With the real estate boom of 2005/2006 those same lots were selling for over $30,000. Now the prices have come down to around $15,000 to $25,000 for the average lot, which is still a lot more than $5,000.



No one has a crystal ball, but I believe that in the long term land will increase as growth continues. Citrus County has several major projects that are awaiting approval and funding including the 26 mile extension of the Suncoast Parkway, the addition of two nuclear power plants at the north-western part of Citrus County or right over the county line into Levy County, residential growth and recreational destination complexes that are planned along the Withlacoochee River and the Gulf of Mexico, all bordering Citrus County. None of these projects are certain be approved, but my guess is that if even half of them are approved, it will be a boon to real estate values in Citrus County in General and to Citrus Springs in specific.
