For the buyers:
Our transactions are up around 17% over last year in the 3rd quarter,while housing prices are around 17% lower. If you are looking for a Gulf front penthouse or a cottage style home we have them all. Many first time home buyers are entering the market due to the lower housing costs, lower interest rates, and the up to $8000.00 tax credit, which has been extended until June 30 2010. Additionally second home or vacation home buyers are enjoying the great values, and low interest rates.

Beach front condos are at bargan prices where you can find some 2 bedroom 2 bath starting under 400K. We still have new developments opening all along the coast.
Other developments are just starting to "turn dirt".
For the buyers who desire state of the art design and maximum ammenities call me for an update on developments.

For the sellers:
Our overall inventory is down significantly from last year.
We are now at about a 9 month supply of inventory. When we reach a 6 month supply, we will be reaching a balanced market. Once at a balanced market we will then trend back to a sellers market, where we will begin seeing increasing values.

Approximate Location Boundaries: West of Clearwater between the intracoastal and Gulf of Mexico.

Location Characteristics: This beach community has it all. If you desire a quiter residential community select Sand Key area.
Canal homes are located on Island Estates, and if you like to active beach community select the Clearwater Beach area.

The downtown Clearwater and beach area is going though revitalization. There are many new multi family developments currently being built, with many more scheduled over the next few years. Prices currently are ranging from $200K, to multi million.
