The market is slowly changing and that can be good or bad depending on whether you want to buy or to sell.
The great cloud of foreclsures tht has been holding prices down is slowly clearing. The number of properties for sale is dropping and inventory is down. That means there aren't so very many choices for buyers.
However prices are still down and could fall just a bit lower.
So that will make buyers happy but is not what people who have been waiting to sell their homes at the high prices of 2005 and 2006 want to hear. Those prices aren't coming back anytime in the foreseeable future.
And cash buyers rule. It still is not so easy to get a mortgage and cash offers are what banks handling foreclosures want to attract.
If you really must sell you will be wasting your time unless you price competively. Concern remains that prices could slip more. That means the price you can get today might be better than what you will get several months from now.
