The latest report from the Pinellas Realtor Organization shows signs of improvement for the first time in a while. Although it is still a buyer's market, the percentage of homes for sale that are attracting offers is the highest we have seen for several years.
The inventory of properties for sale is still high. However prices seem to be stabilizing and in some areas even making small gains. And the number of properties offered for sale is inching downward.
Foreclosures and short sales are having a negative effect on values. But, as the banking and real estate communities become more accustomed to handling this type of property sale, buyers are coming to see there are issues in trying to purchase that kind of property that may not be worth the hassel.
Short sales, sales in which the seller is trying to be relieved of some or all of the debt on the house, are not for everyone. Banks may take months to answer offers and they tend to favor cash buyers. Folks who can't pay cash and need financing aren't as welcome as investors who can just write a check even when the investor offers a lower price.
For buyers who have been waiting for the market bottom - it may be NOW. Once the market turns the advantages they have had over sellers will begin to fade. We are seeing signs of that already.
If you have selling in mind, it is still not a good time to aim for a price above your competition. You must be realistic and not price above nearby recent sales.
