Buyer's where are you? This is what Sellers are asking themselves. Investors are out there "checking the waters" and I am starting to work with first time homebuyers again. Prices have finally dropped to where young couples and fixed income families can afford the payments. However, people are taking their time in submitting offers, unsure of how low sellers will go. It is my opinion and experience that we have seen prices go down to where they are leveling off, but there is usually still room to negotiate. People are being forced to do Short Sales, meaning they will have to sell for less that what they owe on the Mortgage. Between short sales and foreclosures, prices have dipped even more. But a good percentage of these homes (short sales & foreclosures) require an investment of some sort to repair or upgrade the homes. Lenders and Buyers are looking at all offers!
