Great inventory, low interest rates (for those who need financing) and some very motivated seller's. Downtown Miami is an awesome place to call home. Amazing high-rise projects are currently being built. The growth & development is the most saturated out of all Miami and this is the center of everything for events and entertainment. The PAC (Performing Arts Center), Carnival & Norwegian Cruise lines, Design (Arts) District, American Airlines Arena (Miami Heat), Bayside Park/ Amphitheater, and so much more on the way. There are excellent parks and South Beach is only a 5 minute drive over the McAurthur Causeway.
Prices on Pre-Construction are approximately $400 per square foot and up. Resale's on condominiums are $300 per square foot and up, sometimes slightly less. Some newer projects can also be found at $300-$350 per square foot & selling well. Compare this location & price per square foot to other major metro areas such as LA, San Fran, New York, Chicago and Washington D.C. and you will notice a lot more room for growth potential and appreciation with time. Miami has the downtown skyline developing at such a fast rate we are literally seeing a megapolitan city rising by the day.
The views can be spectacular as the Eastern direction holds sunrises over the ocean and South Beach, cruise ships moving in and out of port & yachts throughout the intracoastal, Biscayne Bay and Miami Beach views. The Western direction displays the Miami River and this great city we call home. All views east, west and in between are amazing to say the least and at night, when the city lights up, it's a surreal view & postcard perfect.
Miami -Dade is one of the fastest counties for growth in Florida. There are over 10,000 new condominiums built in the area and the single family home market has also softened. Job growth is at an all time high and many investors are coming here from Latin America, Europe and Russia. The area is a cultural melting pot and a great tourist destination. The areas West such as Doral and Westchester have great homes starting in the low 300's and condos begin in the mid 100's and depreciating. Moving South East we find Coral Gables and Coconut Grove which is a very quaint and beautiful location. Here we find the University of Miami, the Biltmore hotel, Coco Walk (entertainment and dining) and a large tourist destination. Condos and home are appreciating very rapidly here as condos begin in the low 200's and homes begin at low-$300's. Moving further East we find Downtown Miami and the Beaches.
The Miami-Dade market is growing by leaps and bounds! The area is good for tourism, international business, and entertainment. By 2010 this area will be the mecca of foreign trade. The water views are exceptional and not only do we have the Atlantic Ocean but also the beautiful Biscayne Bay. The boating industry here is strong with mega yachts, cigarette boats and sail boats being very common. We have one of the largest Performing Arts Centers in the world (see downtown) and the Design District has many talented designers and artists. The Brickell Business District hosts some of the best doctors, lawyers and accountants and the Beaches are known for the best nightlife Florida has to offer. There is an endless array of restaurants from any edge of the world. We have the Wine & Food Festival, S. FL. Mega Yacht and Boat Show, Awesome Concerts, Miami Heat basketball games, and so much more! Here you will find something for everybody as Miami offers the ultimate in luxury living!
