As the prices have dropped we see a large increase in sales and inventory is decreasing. There are still quite a few Short Sales and Foreclosures, but we see the inventory getting absorbed pretty quickly. Good news is that at least 50% of sales are CASH buyers and that has helped through this difficult time to finance.
This positive trend shows us the market appears to be changing locally. Good signs the market here appears to be bottoming out if it hasn't already. It is definitely a great time to invest in Southwest Florida property. As properties around the Country begin to sell it will only help to improve our market more in the coming days of our season.
New home starts are up a bit more and those that were built for speculation are being absorbed fairly quickly to the re-sale properties. With inventories dropping we should begin to see permits increasing and more re-sales by the end of the year and 2010 we'll begin it all again..
New commercial growth continues slowly all over Charlotte & Sarasota County & that is still exciting. We continue to have in-state & out-of-state buyers wanting to move or relocate to the greater Port Charlotte, FL real estate or the Englewood, FL real estate area but are finding it harder to move forward due to the mortgage market woes. We need to keep moving forward knowing that there are still buyers with money wanting to relocate here and to not get overwhelmed with the negative news and the media.
