Since late fall of 2005, prices have been adjusting downward after many months of rapid appreciation when it was difficult to find a suitable property for potential buyers. We are currently in a true buyer's market, and now is an excellent time for buyers to find their dream property at an affordable price before prices escalate again. We are recently experiencing increased buyer activity which could indicate a bottoming out in the market prices.

Many new housing developments are planned or under construction causing competition for resale homes in the area. Sellers are having to adjust their prices downward to compete for the lower number of buyers interested in purchasing resale homes.

Much commercial development is also occuring in Charlotte County. Two brand new Wal Mart Super Centers recently opened, one on Kings Highway by the I-75 ramp number 170, and the other at the Jones Loop ramp number 161 both of which are very convenient to Punta Gorda.

Southwest Florida in general is a fast growing area, and a very desirable place to live with warm, sunny winters. While summers are hot, the temperature rarely gets above the low 90's making it more temperate than much of the north.

Location Characteristics: Punta Gorda was rated 17 out of the top 60 "Hottest Small Cities" in Inc. Magazine's May 2006 issue. Inc. examined 393 communities. Criteria included job creation, favorable regulatory environments, and other indicators of business vitality. The magazine stated that Punta Gorda has created 2,200 jobs over the past two years. Relative low-cost housing was also named as an attribute.

It is the only incorporated city in Charlotte County, and consists of several diverse parts: the historic district and newer subdivisions of Burnt Store Isles, Punta Gorda Isles (PGI), Burnt Store Meadows, and Deep Creek.

The historic downtown section boasts cobblestone streets, parks lining the Peace River, quaint shops and restaurants.

Driving through town, on the way to PGI, you will pass Fisherman's Village. Fisherman's Village is a great place to find the perfect gift, or eat in one of many restaurants, some of which are on the water.

Punta Gorda Isles (PGI) is a deed restricted, upscale community in which all the canal lots have concrete seawalls. It is a sailor's paradise with the vast majority of homes having unobstructed boating access to Charlotte Harbor. It has single family homes, condos and villas in a similar class to those of Naples or Sarasota with far lower prices. It has both a private golf club and yacht club.

Deep Creek is a large deed restricted community with beautiful golf courses, freshwater lakes, and many greenbelt open spaces. Single family homes, condos and villas are all available. Deep Creek is divided in two sections, each with its own Board of Directors and deed restrictions. There are also still building lots available. A park with 2000 acres borders the northeastern edge of the community.

Harbour Heights is located on the Peace River east of Deep Creek, and across the river from the city of Punta Gorda. It has a few riverfront homes with up to 120 feet of river frontage, as well as canal front homes with easy access to the river. It also has a beautiful park with boat ramps and docks for easy accesss to the river for the non-waterfront homes in the community.
