Our area market has seen sales and pending sales continue to rise significantly over the past 3 months. A big portion of these have been "short sales" and bank owned homes. Values have dropped to the level where buyers are finding exceptional value and mortgage rates at historic lows. First time homebuyers are finding homes that were unaffordable just a few years ago. With the first time homebuyer (not owned a home in past 3 years) tax credit of up to $8,000 , a new level of buyer motivation has fueled the uptick in sales. Bottom line is if you are a serious buyer for a second home, moving up in size, or a renter looking to buy for what your paying in rent, your timing of a purchase now could not be better.
