Maui County 1st Quarter, 2008 real estate sales results were mixed. Specifically, single family home sales totaled 228 transactions, down -33% vs. 1st Quarter, 2007 reflecting a County-wide activity decline especially in the Central Maui, Kihei and Upcountry areas. Both Average ($909,894) and Median ($602,783) Sale Prices declined vs. the same period last year by -12% and -4% respectively. Total Maui County active listing inventory steadied at 1,169 homes after increasing since last spring/summer.
County- wide 1st Quarter, 2008 Condominium sales showed 276 transactions, down only -1% vs. same period YAG coming off the major declines shown in 2007. Both Average ($939,725) and Median ($587,000) Sale Prices increased vs. 1st Quarter, 2007 by +15% and +6% respectively. Sales transaction declines in virtually all areas of the County were offset by a strong growth in Kihei with active listing inventory showing another monthly increase to 1,569 units.
1st Quarter, 2008 County Land sales declined by -35% vs. same period YAG to 40 transactions. Both Average ($857, 375) and Median ($889,000) Land Sale Prices increased by +16% and +103% respectively. Active listing inventory steadied at 508 lots following the growth shown since last Spring/Summer.
