There are currently 276 single family and townhomes listed for sale in Geneva. The median home price is $349,950. There have been 260 closings YTD which is down 9% from 2008. The median sale price of $308,000 is down 5% over last year. It's taking longer to sell as market time rose 29%. The average home is on the market for 195 days. This information was pulled from the Multiple Listing Service of Northern Illinois on Thursday, November 5th, 2009.

In Geneva the primary improvements consist of average single family residential structures with a typical mix of multi-family dwellings and commercial support improvements. There are no apparent adverse factors affecting the marketability of this general market area. The turnover rate & employment stability are also normal for this suburban market area. The Chicago commuter train is available in the center of town. The area is rapidly growing with several new retail centers & housing projects currently under construction.

The Fox River, an Illinois State Park Waterway runs N-S through the center of town. Parks, schools, and other typical suburban buffers outline the residential streets. Geneva is an Illinois certified city & a far western suburb of Greater Chicagoland.

Location Characteristics: Geneva, Illinois, located in Kane County, is a city of 19,000 located 40 miles west of Chicago. Geneva is situated in the Fox River valley. Native Americans populated the valley for over 9,000 years prior to the coming of the white man. The Illinois and Prairie Pottawatomie tribes inhabited the Geneva area during the 17th, 18th and early 19th Centuries. White settlers first entered the area around 1830. Daniel Shaw Haight, of Dutch origin, was the first settler in Geneva. He built a cabin near a spring by the Fox River in 1833, and the settlement was called Big Spring. Haight sold his claim in 1835 to James and Charity Herrington and moved his family further north. James and Charity Herrington were influential in the creation of the town of Geneva. The Herrington homestead served as the center of Geneva for many of the early years.
