We are fortunate here in Lake County. We do have foreclosures and 'short sales' and our property prices are down, but for several reasons we don't have 'the downward spiral in prices that a lot of the country is suffering. We are close to two major cities, Chicago and Milwaukee and we are a growing county. What we are seeing is a lot of people simply making the decision to not sell unless they have to. The market is great for first time buyers, people who are in interested in buying property for an investment and people who are buying a more expensive house. Because of that we are seeing more sales in the first time buyer category. Investors are still buying a lot of the short sales and foreclosures. . We still have a lot of foreclosures and short sales out ther, so there are still some really great buys especially for first time buyers and real estate investors. In order to buy those properties you must be willing to wait for an acceptance, expect not to always get the property you want, have money set aside to make repairs and have financing in place.
