Prairie Village Homes for Sale Real Esatate Market update in Johnson County, suburban Kansas City, August 24th, 2009

Prairie Village is a gorgeous and sought after suburb of Kansas City with quite a variety of homes for sale. Let's break down the Prairie Village real estate market by price range.

Prairie Village Homes for sale real estate market conditions for the under $250,000 price range

As of August 24th, 2009 there are 80 Prairie Village homes listed for sale in suburban Kansas City Johnson County with an asking price at $250,000 or less. Since April 1st, 2009 140 Prairie Village homes have sold in at $250,000 or less. A seller advantage in the under 250K range exists in Prairie Village at the moment, not that every house is in a bidding war or anything like that, just that demand is greater than the average supply. The $8,000 tax credit for housing stimulus is working well in this price range. Buyers in this price range may also be considering homes in Olathe KS oif they want to live in more southern Johnson or Fairway KS if they like the northern portion of Johnson County.

Prairie Village Homes for sale real estate market conditions for the $250,000 to $450,000 price range

As of August 24th, 2009 there are 34 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County with an asking price between $250,000 to $450,000. Since April 1st, 2009 38 homes have sold in Prairie Village, KS between $250,000 and $450,000. The real estate housing market seems to be pretty balanced in the price point.. Prairie Village continues to exhibit a strong draw to buyers for its mature trees and central location.

As of August 24th, 2009 there are 13 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County with an asking price between $450,000 and $600,000. Since April 1st, 2009 3 Prairie Village homes have sold between $450,000 and $600,000 A strong buyer market exists in this price range in Prairie Village.

Prairie Village Luxury Homes for sale real estate market conditions for the $600,000 to $850,000 price range

As of August 24th, 2009 there are 12 homes listed for sale in Prairie Village Kansas, suburban Kansas City in Johnson County listed at $600,000 to $850,000. Since April 1st 2009, only two Prairie Village homes d home has sold in this price range. A strong buyer market exists in this price range for the Prairie Village housing market. Besides the obvious causes of a generally poor economy and downward turn in this price point for demand, it is also possible that some buyers are choosing Overland Park or Leawood at this price.

Prairie Village Luxury Homes for sale real estate market conditions for the over $850,000 price range

As of August 24th, 2009 there are 11 Prairie Village Luxury homes listed for sale in suburban Kansas City in Johnson County with an asking price of $850,000 or more. As of April 1st, 2009, 3 Luxury homes in Prairie Village have sold in $850,000 and over price point. This is a definate buyer's market at this price point as there is a over a years worth of homes on the market compared to demand. Luxury home buyers may also be considering homes in Leawood or they may choose to reside in Mission Hills.

How much is your Prairie Village house worth?

The overall trend is picking up as far as sales volume compared to late 2008. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.

Buyers are very interested in the $8,000 tax credit which is spurring interest in the market. This seems to be especially true for the under $250,000 price range. Time is running out to take advantage of the progam as buyers MUST close on or before the end of November 2009

In General, interest rates are at or near generational lows, assuming you have good credit. Now is a great time to buy, while activity is starting up and there is time to get your low low low interest rate locked in.
