Mid-May "2008" real estate update for "Derby City" Louisville, Kentucky!
The number of homes listed for sale are down (YTD) and the total number of homes sold (YTD) are down compared with last years numbers (2007). The number of homes listed for sale are down 3.2%. Rates are steady this week (6.01% avg.) Home buying is down, 25.4%, compared to last years numbers, that's "bad news", means homes aren't selling, but fewer homes are coming onto the market.
The number of unsold single family homes and condo's for sale is over 10,300 for the Louisville area market (Jefferson County). This activity is "shaky news", means homes are selling "slower" but fewer homes are coming onto the market. The time it talkes to sell has almost doubled (days on the market). Hopefully with the signing of the tax rebate bill and continuing good interest rates, mild sping weather, major labor contract signings with two of Louisville's largest employers' plus a major base realignment at Fort Knox, will bring more buyers into the real estate market for 2008!
