Statistics: December 2011 vs December 2010 Total Sold Dollar Volume down 14.14% Closed Sales down 4.62% Median Sold Price down 5.1% Avg Days on Market up 17.59% Avg Sold to Orig List Ratio up 0.99% December 2011 showed things still getting worse than they were in December 2010 total sales $ volume, # of homes sold, median and average sale prices were down, the days homes were on the market were higher. This would lead you to believe that we are still in a decline. However, if you look at the statistics below December 2011 vs November 2011 you can see that the sales $ volume was up, the number of homes sold was up the median sales price was up slightly but still up. the day on the market was still longer but homes were selling closer to what the seller was asking. This tells me that we are very possibly at the bottom of this declining housing market. BUYERS YOU MAY BE RUNNING OUT OF TIME. IF THESE NUMBERS CONTINUE WE MAY SEE INTEREST RATES BEGIN TO RISE AND HOME PRICES MAYBE SHORTLY BEHIND.
