Charles County has much to offer families. History, Shopping, Restaurants. As well as areas of country living and areas of city living. If you are not happy with the nightlife here we are only minutes from DC. September sales statistics: 119 homes sold w/average price of $272,758 down 9.61% from 2008, average days on the market 129 down 18.35% from 2008. Number of homes put on the market in Sept. 256 although that is 2 as many new listings as homes sold for the month it is down from 3 times earlier this year. BUYERS here is the good news this is still very much a BUYERS market. HOWEVER, the months of inventory on the market has decreased from 20+ months of inventory to 10 months of inventory. HOW CAN THIS BE? Sellers that don't have to sell are waiting, others unfortunately have lost their home to foreclosure. Although foreclosure homes may be less expensive they can have many issues that in the long run could cost you more money. If inventory on the market continues to decline prices and/or interest rates may climb. As Warren Buffet says "If you wait for the Robins, spring will be gone." Moral if you wait to long hoping for the best deal you may miss the opportunity of a lifetime.


Location Characteristics: Charles County something for everyone. All the major stores and restaurants you could need. A variety of city and country life styles. North Charles (Waldorf) if you like the city life style. Or travel just a few miles South or West for the Country life style. Close to historical sites, as well as an easy commute to DC.
