As Bob Dylan once said, "The times the are a Changin!" If you haven't noticed (and you probably haven"t if you read the newspapers) the real estate market have picked up considerably in the last few months. From a high of 11 months inventory, to the the current inventory of 3.1 months. Much closer to a sellers market. I'm NOT saying we're there, but it is certainly not as strong a buyer's market. We're getting multiple offers on many properties again. Hang in there - yes, "The times they are a Changin!.
When buying a home, choosing an agent is critical for you too. Make sure your agent is FULL-TIME and has sold many, many homes. That way he, or she, will be aware of the market value of the homes you're interested in. An agent from a larger office has many more contacts and interactions with fellow agents and many times hears of a property coming on the market before it is actually listed. The agent can then have you ready to look at the home the instant it becomes available for sale or sometimes even before. With the market conditions changing, now may be the time for some negotiating that wasn't available for the past 4 years. Choose an agent that has been in the business for 8 years or more and has seen many market cycles and knows the best strategies for you.
