There were 104 sales of single family homes and condos in Attleboro in the 3 month perioded ended 11/6. This compares to a total of 88 single family homes/condo sales for the same three month period in 2008, representing an increase in sales of over 15%. There are about 26% fewer homes for sale currently than there were a year ago.

The average price paid for a home in Attleboro is currently $268,294. One year ago that figure was $266,567. This is consistent with what has been happening in the Attleboro area. While there are no great gains being made, prices have for the most part stablized and we are not seeing the large price drops when compared with the same time period one year ago.

The sale price to asking price ratio for the past three months remains consistent at 96%. Simply put, sellers were getting 96% of the asking price. This number can be deceiving however, because it does not reflect the price reductions that have occurred since the property was listed. When we compare the sales price to the original asking price, the number drops to 90%.

We have certainly seen the affect of the first time buyer tax credit in this area. With lower prices than many of the surrounding towns Attleboro offers the first time buyer more house for their money. Properly priced homes for this target audience have been going under agreement in days rather than months. With the extension of the tax credit we can look forward to a continuation of the strong market we've been seeing in Attleboro.

Approximate Location Boundaries: North Attleboro to the north, Cumberland, RI to the west, Mansfield and Norton to the east, Rehoboth, Seekonk and Pawtucket, RI to the south.

Location Characteristics: Conveniently located within communting distance to both Boston and Providence. There are two commuter rail stations, one downtown and one in South Attleboro. There are two exits for interstate 95, exit 5 and 3, as well as easy access to both 495 and 295.

It is also an easy drive to the Cape and Rhode Island beaches.

Located within Attleboro are the Capron Park Zoo, LaSalette Shrine and Sturdy Memorial Hospital. There are also numerous parks, playgrounds and conservation areas throughout the city.

The city is also beginning an ambitious downtown renovation to revitalize the city center. Recently Attleboro was called "up and coming" in an article in Boston magazine.
