Many buyers are getting off the fence and grabbing some great deals. Many foreclosures, in need of a lot of work. Many short sales, which are nicely remodeled but need some time and risk-taking with the lender to get approved. FHA loan rules are being re-written to offer some financing options that are desperately needed. Also a $7500 tax credit. Multiple offer situations on competitively priced homes in good locations, especially with foreclosure pricing. The mortgage rates change up and down quite frequently, but overall are historically low. Lenders have tightened criteria, and require downpayments in most cases - 3%-10%. Credit scores are more important than ever. There are still some 100% financing programs available. Contact me for mortgage referrals. As always, valuable properties at low prices are still hard to find. Unique properties and properties not priced right, may take 6 months to a year to sell.
ATTENTION SELLERS: You can beat the competition with the help of correct pricing, and presentation. My average market time is still only 49 days. Get a home inspection and do some staging before going on the market. If you are facing foreclosure, you can try a short sale. As of recently a legislation was passed forgiving the tax burden on the amount that the bank does not get paid back. ATTENTION BUYERS: Longer market time and more homes to choose from have led to more time for decision making. A great time to buy. When compared to previous markets, both the rates and the prices are low. There are lots of foreclosures and short sales in the MLS listings. Many of them have multiple offer situations. As a Buyer you need help understanding the situation. I can assist with all your concerns and questions.
Prices went downward throughout the last three years. Assessed value is much closer to actual value than it has been in hot market of a few years ago. Assessed values have dropped slightly in many cities and towns for 2008. I also believe that the prices will be stable for a couple of years with no or minimal increases. Now it is more important than ever to have a Real Estate professional on your side no matter what your Real Estate goals are. You need representation!
