Excellent home-ownership opportunities in Maynard MA. With prices for single-family homes ranging from $129,900 to $889,900 and a median list price of $324,900, Maynard continues to have some of the best opportunities for home-ownership in the towns west of Boston. Currently there are 56 single-family homes on the market compared with ast year at this time when there were 50. The average time on the market has increased to 124 days from 113 one year ago.

The good news for buyers is that sellers are recognizing that market conditions have changed and both median and average list prices are lower than last year at this time. The current median is $324,000 compared with $375,000; the current average list price is $348,266 down from $378,942. During the past 3 months there have been a total of 67 price adjustments on 47 properties. The average change was -5.56%.

The good news for sellers is that activity is picking up, as we get further into the spring market. There are currently 5 homes with accepted offers waiting for contingencies to clear, and there are 14 homes with sales pending. The number closed single-familty sales was up substantially from last May - 11 compared to only 4. So it looks like are responding to price adjustments and realizing what a great value Maynard is!

Condominium/townhouse sales are still slow in Maynard, with the exception of new construction that has been selling in the mid-300s, there have only been 2 closed sales in 2008; however, 2 more have sales pending. For anyone looking for easy living, there are excellent condo/townhouse opportunities including the established communities at Deer Hedge Run and Oak Ridge where prices start at just $259,900 - you won't find better values anywhere! Approximate Location Boundaries: Maynard is surrounded by Concord, Sudbury, Stow, and Acton.

Location Characteristics: 25 miles northwest of Boston, Maynard was ranked #13 out of 147 MA towns and cities in Boston Magazine's April 2004 edition which featured Best Places to Live/Best Bang for the Buck when they compared cost of living to quality of life. It was number ONE in the "Safest Towns for the Buck" category and in the top 10 for "Best Schools for the Buck". Although Maynard is modest in population, it has managed to attract a number of high technology firms, due in part to its strategic location in close proximity to Route 128 as well as Routes 2 and 2A. This remarkably balanced and diverse community encompasses an attractive mix of quiet, residential neighborhoods along tree-shaded streets as well as commercial and industrial sectors.

Maynard features a number of pleasing residential neighborhoods that provide a combination of well-kept older homes and newer construction in many architectural styles and price ranges. The downtown district offers a good collection of small shops and services, and additional shopping can be found in adjacent Acton and Concord. Commuter rail service to Cambridge and Boston is also available just a few minutes away.
