Good news for buyers who would like to become home-owners in Wayland - inventory is up from one year ago - there are 108 single-family homes on the market compared with 98 last year at this time. List prices range from $239,000 to $6,500,000. The median list is $664,000 down from $820,000 last year; the average list price is $867,166 down from $1,130,260 on 4/22/07. Additionally, average time on the market is up - 167 days compared to 153 last year.

There is some activity - five of the 108 active listings have accepted offers with contingencies waiting to clear and there are currently 21 single-family homes with sales pending. The median list price for homes with sales pending is $519,000; average is $635,071. These will close during the next couple of months and the actual sale prices will be know then.

For anyone looking for easy living, Wayland has 27 condominiums on the market, two of which have accepted offers. Condominium prices range from $359,900 to $1,200,000 and average time on the market is 189 days. There are only 2 sales pending. Condominium buyers certainly have some good opportunities Wayland!
