Total sales are up a little in Big Lake. In January, 17 homes sold from the MLS, up from 13 last year this month. The average price was $114,000—down from $136,000. The average price per square foot was down as well at $64, when it was at $81 a year ago. What does this all mean? Prices are down by over 40% in most instances from six years ago. Because of the availability of many homes, buyers have many choices. Buyers are perceiving bargains and they are buying. Until many of these are sold, don't expect a turn upward in prices.
