Last month total sales were the same compared to the same time period last year, with 4 homes selling in January, compared to 4 last year as well in the Clear Lake zip code. The average price was $178,000, compared to $227,000 at this time last year. The price per square foot was $89, up from $70 at this time last year. The market is still very slow. With only one sale from last January, the comparison doesn't mean much statistically. There are still many foreclosures available closer to the Twin Cities and lower prices in St. Cloud. With many properties available in the surrounding area to choose from, the buyer has the edge.
