Sales are still extremely sluggish in Clearwater. Since Clearwater is situated along Interstate 94, it had seen growth as businesses continue to expand and grow into the area. Even though the trend had been upward, due to the availability of many new and pre-existing homes, it is currently a strong buyer's market. Since it was a growing area, and often perceived as the place for Twin Cities' commuters to get a bargain on their home compared to the close in suburbs-- with the ability to shop in all the big name stores in nearby St. Cloud, the overall trend had been on the upside, but has been sluggish since 2006. In October, 5 homes sold from the MLS, as opposed to 3 during the same time in 2008. The average sales price was $128,000, down from $143,000 a year ago at this time. The current price per square foot averaged $100, up from $82 last year at this time. This month the statistics are somewhat misleading since the analysis has so few homes sold both years.
