Overall for the 13 county metro area is approx. 17% higher than it was for the first week of 2008. The positive is however that overall the amount of inventory is growing at a slower rate than it has since 2004.
There are currently 183 single family homes on the market for sale. During the month 59 new listings came on the market. Only 20 homes were sold and closed, while there are 28 homes with written contracts waiting to close.
Y-T-D through the end of last month the number of homes sold were about slighty less than 1/2 of what it was for the same period in 2007.
Days On Market has increased to 130 DOM. Prices are in a state of flux, the good news is that Minnetonka is one area showing a positive increase in average sale price. Each home requires very specific detail evaluation to determine what is a good listing price if you are thinking of selling your home.
The key to selling your home in 2008 is based on condition and price, well staged home priced to sell are still selling. Plan on about 6 months before the moving truck is loaded as the Days On Market is close to 4 months, then you have to wait for the closing
