We are in a Buyer's Market for a little while longer! The market is in transition and low interest rates make this an excellent time to buy. Depending on age of home and geographic locations the Helena market has dropped between -2% to -15% over the past year. The market slow down was due more to the national monetary uncertainty then ongoing growth or prosperity in the Helena area. Helena's employment remains strong. One of the primary reasons is it's 66% local government employment base. Also our state government has maintained a conservative budget and is fiscally sound. I would advise those considering buying to not wait for the supply and demand to catch up with the market of these past 12 months, as the market trends can change dramatically within a short period of time and become a seller's market verus a Buyer's Market. So arm yourself with a great credit score, head to your favorite local lender and find out what your buying power capabilities are for this real estate market. Incidentally, the total residential sales for the past six months was 239 homes. The lowest average price was January 2009 at $179,621 and the highest was May 2009 at $231,767. The average price of a residential home in the "greater Helena area" for the past six months ending May 2009 was $209,156. This report does not include condos, townhomes or mobile home sales.

Location Characteristics: Capital City of Montana, semi-arrid, mountains and valleys, rivers, lakes and lots of sunshine. Cold, light snow winters, with surprising breaks of warm weather mixed in. Great recreational area, including skiing, fishing, hiking, biking, boating, arts and crafts, symphony, theater, and much more. Lifestyle is what you expect and get. Small population but plenty of activities. Good education and jobs commensurate with the size. Lower salaries compared to big urban cities.
