The La Vista residential real estate market is slow, with a slight increase in homes sold in August, and there are signs that the market is picking up. There are 70+ homes currently for sale and 45 under contract. The average list price was $210,000, increasing almost $10,000 over the previous two months and the average sale price was $153,000 an increase of $5,000 over the last two months. New subdivisions opened during 2009 and are offering various incentives to draw buyers into their spec homes.Of the homes that sold last month most were on the market an average of 60+ days, indicating market time is decreasing. The new construction boom still continues to the west of town. The La Vista area is tending to be a Buyer's market, with the strong competion from new construction and the many incentives builders are offering. Seller's need to consider this when pricing pre-existing homes for sale.

Approximate Location Boundaries: LaVista is bordered on the north by Ralston and the south by Papillion. There is easy access to the Omaha Metro area and to Offutt AFB from any where within the city boundaries.

Location Characteristics: Recent development to the West of town has added Cabella's and new hotel/restaurant facilities with easy access to I-80. There are several restaurants and service providers within the boundaries of the "Old Town", plans to redevelop the 84th Street corridor between Harrison and Giles Streets. There is easy access to I-80 using Giles Rd. Omaha Metro Community College is co-located with the city library in a new facility. The local high school and grade schools provide excellent educational opportunities, and there are several institutions of higher education in the immediate area. Two of the newer subdivisions have almost all their lots sold. Two new subdivisions are under development and will provide large lots for homes starting at $140,000.
