Current interest rates and the Stimulus Package mean that Buyers can afford more home now than even two months ago. There are numerous homes for buyers to choose from in the current market. Sellers need to be aware of this trend and price their home appropriately. There are currently over 1800 homes ready for sale in Omaha, almost the same as last year, 1100+ homes in a pending status, and about the same number of closed sales as this same time last year. Homes on the market in the Omaha Metro area are trending over 65 days, lowering the average price of existing homes. Homes above 200k are on the market 30 days longer than those below the 200k price.
